If you’re in escrow and need a roof inspection, we recommend starting with a reputable general inspector. Based on the roof’s age, condition, and complexity, they may advise you to consult with a licensed roofing professional in Los Angeles—that’s where we come in. If the general inspector deems the roof to be in acceptable condition, you’re likely in the clear, but if you want to be absolutely sure, we’re here to provide additional peace of mind. The last thing you want after a major purchase is to face unexpected roofing costs. Doing your due diligence means you’ll be prepared and may even be able to negotiate with the seller to help cover costs or adjust the sale price.

We will provide you with a Roof Inspection Report, including an estimate for necessary repairs and photos of your roof. The report and estimate will give you the information you need to make an informed decision and assist with negotiations during escrow.

Please note that while our Roof Inspection Report offers a thorough assessment, we may not catch every defect, as some issues may not be visible to the naked eye. In rare cases, a roof may have a problem that causes leaks without any obvious signs. During the inspection, we conduct a visual assessment and provide our professional opinion on whether the roof has any significant defects in material deterioration or installation methods.

Roof Certification

Roof Certification for Insurance and Financing

Roof Certification is often required by insurance companies or banks during policy renewals, refinancing, or occasional inspections. Requirements vary by institution, so it’s important to verify what the specific institution is looking for. Below is a sample Roof Certification from Rhino Building Solutions. Before proceeding, make sure this matches what your institution requires.

Before issuing a Roof Certification, we perform a thorough inspection and provide you with an Inspection Report (see above for more details).

The process works as follows:

1. If the Inspection Report comes back clear, we’ll issue the Roof Certification at no additional cost.
2. If the report indicates that repairs are needed, we’ll provide an estimate for the necessary work. Once the repairs are completed by us, we’ll issue the Roof Certification at no extra charge. If another roofer performs the work, we’ll need to conduct a follow-up inspection and charge an inspection fee to issue the Roof Certification. This is because we must inspect the quality of the other roofer’s work.

Please note: To obtain a Roof Certification, you must pay for and complete the Roof Inspection. We do not charge extra for the Roof Certification as long as your roof passes the inspection. Please refer to the section above for Inspection Report fees.

It’s important to understand that while we certify the roof, this doesn’t guarantee it is completely free of defects or leaks. The certification means that after our visual inspection, we believe the roof is free of major issues related to material deterioration and installation methods.

In California, an individual or company cannot offer a warranty or guarantee on a product they did not manufacture or service unless they are registered with the California Department of Insurance (DOI) and meet the appropriate insurance requirements.
